This depends primarily on how we present the property and what perception we create in the eyes of potential customers. The challenge is to stand out amidst the competitive landscape and present an authentic as well as appealing project. It is important to present the property in an exceptional and unique way. Therefore, real estate marketing gains an essential importance.
Selling real estate is a challenging task, especially if the property is not in the most desirable location or has certain space limitations. However, in today's world, real estate marketing is not a matter of luck; it requires a thorough marketing analysis. A good seller could sell a property even above the market price.

for architectural visuals and other key sales tools. In addition, many real estate firms focus too much on savings and neglect the quality of the visualizations. This leads them to entrust the creation of the renderings to foreign companies, agencies that do not know the Swiss style, with whom it is difficult to communicate and with whom there is a lack of transparency, quality and dialogue.
When marketing a property, care must be taken to avoid making careless mistakes. This can result in a significant delay in finding potential buyers for your project.Whether it is new construction or renovation, it is essential to recognize and understand what sales tools are needed to maximize and expedite sales opportunities. The most common and obvious mistake is allocating a small budget
User-centered design (or UCD) is a collection of processes that aim to put the user at the center of product design and development. Our lives are made up of feelings, and we often tend to take actions and make decisions based on our feelings. So it is clear that if we want to be successful in selling our project, it is not enough to have, for example, only a visualization with a graphic representation of the building, but to take the potential customer by the hand and inspire them through images. This by telling them the story of the project and arousing his interest. You have to be able to imagine how nice it would be to live in this living room, in this bedroom or in this kitchen.
It is important to focus on the customer's needs and answer his questions:
What does the building look like from the outside? What do the rooms look like? What are the surroundings like? On which floor is the apartment I want? Is there a brochure with more information? Is there a website to show to family or relatives? All of these answers need to be considered in advance to create a first-class user experience and want to show the professionalism or value of the project. This also benefits the brand, which is always associated with memorable, high-quality projects.
We took care of the entire marketing package to facilitate the sales process through emotional and high-quality content. Since it was planned in advance to also create a project brochure, it is important to have enough material so that we get a content-rich brochure.
In particular, we have created the following:
3 Exterior visualizations
6 Interior visualizations
6 close ups
Drone footage
Exploded views
Project brochure
We have realized 3 exterior visualizations to show the architecture of the building in the best possible way. It is important to reconstruct the environment realistically to give the client the right expectations.
It is important to understand that the first exterior visualization will always be the most elaborate and expensive, because the entire environment must be reconstructed. The further visualizations use the preliminary work of the original construction and are therefore less expensive.
For this project, 6 interior visualizations were made to show the different rooms and furnishing options. When planning a project website or brochure, it is important to have enough material to fill the different sales channels with content and convey emotions.
Close-ups are essential for adding emotion to your projects. They help highlight details in the environment, such as a material, surface, lighting, or feeling. They attract the viewer's attention and significantly improve the potential customer's perception.
Close-ups are usually always offered in pairs:
1 interior visualization + 1 close-up = 1'300 CHF - This results in two images at 650 CHF each.
We have taken drone shots of the surrounding area. It is important to show the surroundings, especially if the property is in a good location.
The shots are very important and useful especially for the backgrounds of the visualizations. The potential client can get an idea of the location of the building in relation to its surroundings.
Exploded views are visualizations that greatly enhance the understanding of the property. The potential customer can interact with the tenant mirrors and see where the apartment in question is located in the building.
